Could your existing apartments be worth around 10% more?

 

Current research being done by our MBA intern – he is looking at the relationship between the residual value of investment motor vehicles and property assets – and the initial insight is quite interesting..

 

The general findings show that vehicles that have been owned and maintained in line with OEM recommendations are worth in the order of 10% more than assets that do not have formal maintenance records (full-service history).

 

Aha I hear you cry – surely that is obvious when talking about cars as the 10% extra value has been spent during the life of the vehicle (in preventative maintenance), which would mean that it is not really an ‘additional’ return. This assumption would be correct, however – there are the hidden benefits of having a more reliable (and safe) car during its operational life, which means that emergency repairs/upset are more likely to be reduced. As with a well-maintained apartment, the tenants have less of a chance of having a problem – and in turn, require additional out of hour assistance. This ultimately means that residents would have a more positive tenant/landlord experience, with less unplanned maintenance charges!

 

There are some other interesting insights into how hidden value can be measured, with the adoption of more advanced maintenance strategies – the important, and the critical element is ensuring that the cost of this activity is effectively managed and monitored to ensure a positive return on investment.

 details about the are that the house was planted on before the building was done: I will be able to know the kind of resources to except there and also the kind of vegetation/garden that will be able to be planted in that place.by realtors/or car dealers would make you stand out. Examples could be listings of political or religious affiliations of neighbors.if the house has been repainted before, and also the major changes(repairs) that have been done on the house before.There are people in Korea who study management data in relation to real estate. As real estate brokerage companies, they provie all materials such as real estate location, photo, year of construction, prospect, etc. which can be viewed by anyone on the internet.A lot of property maintainance comes with its own paperwork that can be shared with prospective buyers or even makes its way onto things like the energy rating report (can't remember the exact name but I know I got one when I bought my house with info on insulation and so on) so I'm not sure that you would be including additional information which wouldn't otherwise be available.And talking about scarp value electronics appliances have little scarp value when compared to other home appliances.

How do you put any current or present value on an apartment? Apartments are rented where condominiums are owned. Landlords really dont care unless they're willing to sell. I'm kind of taken back as to why we arent talking about single family dwellings rather than apartments when it comes to real property values?

The project looks very promising and it will go along way to help a lot of persons in finding real-time solutions to their problems.

for me, I will say that the aspect of properties that I would like to see more detail before purchasing them include:

1. the age of the different properties in the house: this will enable me to be able to calculate and approximate the price range and the value of that property at that time.

2. the materials that the major part of the house are made with: material like if they are made from wood, metal, marble etc: this will enable me to be able to know the kind of care and maintenance that will be required for that part of the house.

3. if the house has been repainted before, and also the major changes(repairs) that have been done on the house before.

4. details about the are that the house was planted on before the building was done: I will be able to know the kind of resources to except there and also the kind of vegetation/garden that will be able to be planted in that place.

5. and also more specific details like the company in charge of building the house and also the warranty period of the appliance s and the equipment that can be found in the building.

these are details that I think are not common to find but having these details can increase the buyer interests in a property(building) and also increase its value.

will be looking forward to greater information from this task.

I am excited about the future of all crypto currency.

I kinda feel its confusing with this new comparsion. I look at it as a positive to give all my vehicle records to a future buyer and having full home/or apt records would be great in the buying or selling.  Including even more information not typically known by realtors/or car dealers would make you stand out. Examples could be listings of political or religious affiliations of neighbors.

Introducing a new concept that have not existed will lead to confusion about whether the concept is right or wrong.  Because it is difficult to predict, and even if it is predicted, the result may be wrong. Therefore, I do not think the right and wrong of the new concept can be judged without objective comparative data and without multiple tests of the results.

Of course, good management of real estate, such as offices, houses, apartments, villas and factories, should afford higher value, and they can be priced higher when sold or rented. But if a lot of labor and maintenance costs to manage well, that doesn't make sense.

There are people in Korea who study management data in relation to real estate. As real estate brokerage companies, they provie all materials such as real estate location, photo, year of construction, prospect, etc. which can be viewed by anyone on the internet.
Dadshed, an app for the new real estate management concept, would take it a step further, and unearths specific raw data to make everyone feel right. In other words, objective data should be shown with Dadshed responsibility.

From the preamble you gave, your question might confuse a lot of people. However, from my perspective I think you only used the vehicles in line with the OEM recommendations as an example of specific property segment data. If this is the case, I believe you're looking for information such as 

  • "Homes with gardens are worth more than homes without one in Arkansas", "homes without gardens are worth 10% less than homes with gardens in New Jersey", etc. 

  • Garages increase the chances of a house being rented by 9% in Prague.

  • All homes with pools are rented for a higher number of years compared to homes without one in Seoul.

  • In Boston, homes with shops in front are rented 2 times as quickly as homes without them.

  • Luxury homes with any type of sports arena are 5 times as likely to be bought/rented as those without one worldwide.

  • Solar-powered homes cost 3% less than homes powered by hydro-electricity and are 2 times more likely to get rented in Berlin.

  • Homes that segregate their waste instead of discarding them together save 8% annually in fees compared to homes that don't in Warsaw

Please note that all the examples I gave are fictional but I believe you seek info like these. I must admit, however, unless the initiative is picked up and worked upon, info such as these are very hard to come by. At best, you can find some very good info on estated.com but you would have to sign up for a free trialFrom their property data API, you can get access to millions of property records to work on your research, power your apps and workflows. 

You can also find some good info from the property insights of the National Australian Bank Limited. They will answer any questions pertaining to property details and handy information, from the number of bathrooms to the size of the block, to help with your property search if you shoot them an email.

Know that you won't get exactly what you want but you will get enough info to be able to draw your own comparisons to come out with the right statistics needed for your research.

I like the example of the vehicle records passed on to the next owner but disagree with the comparison to properties. A vehicle in my opinion is not an asset. Apartments have a longer life span and what sells it is totally different from vehicle. With that said, the records for properties are necessary to let people know what they are getting themselves into. Dadshed provides an innovative solution to the property management.

I thought dadshed was about tenant/landlord communication to address problems. The comparison with vehicle maintenance records wouldn't really apply to the next tenant. However, if you are now talking about a homeowner having all the records to pass to a buyer, that would definitely be beneficial to the buyer. I could see the seller making more on the sale if all the maintenance was up to date-with records! This would be a win-win situation. Many times, realtors have no idea what condition things are in or if they've been maintained. Dadshed could solve that problem.

If everything is standardized, I think it can work with vehicle maintenance because it can be quantified. We can use time and mileage to predict the need for maintenance. For property, it will depend partly on the usage of the property which will determine the extent and timing of the maintenance of that property.

Don't listen to me because of who I am, I'm nobody like everone else.

A lot of property maintainance comes with its own paperwork that can be shared with prospective buyers or even makes its way onto things like the energy rating report (can't remember the exact name but I know I got one when I bought my house with info on insulation and so on) so I'm not sure that you would be including additional information which wouldn't otherwise be available.

But what you could be doing which would be very useful is to try to create an easily digestible report that can be passed on to a potential buyer. I do think that something like this could increase the value of a well maintained property. Perhaps that energy rating report I mentioned could be used as a model (and a clue to how it influences buyers) because it includes a few different things and is quite useful, but is also limited to a specific set of issues.

I really find the last statement kinda confusing...

But if you are talking about specific property maintenance operations then I will say the following.

1. In terms of property management and maintenance the action of the tenant/landlord is geared more towards the landed property rather than the movable property, so maintenance will be seen in areas such as painting, rebuilding and re-structuring of the building.

2. Another specific is that persons will tend to put more care into property that will have a good second hand value rather than just scrap value, and such will include items such as furnitures and the like.

3. And talking about scarp value electronics appliances have little scarp value when compared to other home appliances.

Looking forward to hearing from the admin, and also to give more light on the task to do.
